How I work

Simple steps, no surprises, and everything that matters put in writing before it counts.

1. The first call

Fifteen minutes. You tell me about the property or what you’re buying. I ask about income, condition, debt and timing, and what a good outcome looks like for you.

2. The homework

I pull the recent sales, the county records and the public loan information, and I check what buyers are paying for this kind of property now. If it helps, I walk the property.

3. A short written read

You get a plain read of what I found: a value range, the options I see, and what I’d do. If the best move is to wait, I’ll say so.

4. The plan, in writing

If we work together, the agreement spells out who I represent, what I’ll do and how I’m paid, all through eXp Commercial, before any marketing or offers.

5. Through closing

I run the deal myself: buyer questions, due diligence, the lender, the attorneys, and the small problems that come up before closing.

Who I represent, and how I’m paid

I’m a licensed North Carolina broker with eXp Commercial, LLC. All of my brokerage work, including every commission, runs through the firm. Before we talk about the details of your deal, I’ll explain whom I represent in it, and that goes in writing.

On some deals I may participate with a buyer and become an owner. When that happens, it’s disclosed in writing to everyone in the deal before anything is signed, and you’re always free to have your own broker or attorney.

When a deal needs capital, I work with a capital partner who handles equity and debt placement. The capital partner makes its own decisions and sets its own terms.

Ryan Riggins is licensed in North Carolina only. On South Carolina property, brokerage is handled by a broker licensed in South Carolina.
