Should I take a cash offer on my land?
Maybe, but not before you know what your land is worth to the people who would actually build on it. Most offers that arrive in the mail are priced to leave the buyer room to resell, so the first number is rarely the best one. Get the facts on your land, compare at least one other way to sell, and take your time.

Can I sell part of my land and keep my house?
Usually, yes. A surveyor draws a new line around your house and the acreage you want to keep, the county signs off on the new lot, and you sell the rest. What decides it is the county’s rules on lot size, road access and septic, so those get checked first.

My land has no sewer. Can it still be sold or developed?
Yes. No sewer is not a no. Most rural land in the Carolinas is built on septic systems, one on each lot, and whether that works depends on the soil. Sewer can also come later, by extending a nearby line, and when it can, it often changes what the land is worth.

How do I sell land I inherited with brothers, sisters or cousins?
Everyone who owns a share needs to agree and sign. If someone won’t or can’t, a local real estate attorney can explain the options. The first step is finding out exactly who owns the land now, which a local real estate attorney works out from the deed and the estate records. Once the title is clear, the land can be sold like any other.
