We talk
I’ll ask how long you’ve had the land, what you know about it, and what you’d want if you ever did something with it. Mostly I listen. I won’t throw out a number on the phone. That isn’t fair to you, and I won’t do it.
I do the homework
Before I ask for any more of your time, I look at the deed, the survey if there is one, the maps, the flood and wetland lines, the road, what’s standing on the land, and what’s being built nearby.
We walk the land
If it looks like a fit, I’d like to see it, with you if you want to come along. You know things about that land no map will show.
My partners run the numbers
My capital partner and my development partner look at what the land can become and what it would take to get it there. That is where a real price comes from.
You get options, in writing
The price, how you’re paid, when you’re paid, and what you keep, explained in plain words. Read it with your family, your attorney, and your tax person. There is no deadline on it.
You decide
Yes, no, or not yet. If it’s not yet, I’ll check back when you tell me to. If it’s no, that’s the end of it.
The promise
If you’d rather I didn’t call or write again, tell me once and I won’t. That is a promise I keep.
Land with several owners
Land in an estate, or owned by several heirs, is common in the Carolinas, and it’s fixable. We can work with your family and a local attorney to get the title clear before anyone decides anything.
If we can’t agree
If we can’t agree on a price and you still want to sell, I’ll connect you with the strongest land agent in your area. And if the honest answer is to keep the land, you’ll hear that from me first.
