A one-page read on your actual land, from public records, with my notes. It covers the facts that decide what land is worth to the people who build on it:
- Flood zones and wetlands, and how much of the land they touch.
- Soils, and what they suggest about septic.
- How far the nearest public water and sewer lines are.
- Road frontage and access.
- Zoning, and any water supply watershed rules.
- Recent recorded land sales nearby.
Then your options, in plain words: selling it as it sits, owner financing, keeping part, or staying in the deal, and when listing it on the open market would get you more.
