What could your land bring? Four ways to sell, side by side.

Most people only hear one number, from one kind of buyer. This shows you the range for each way to sell, from recorded land sales in your county, so you can see what you'd be trading for speed or certainty.

We only estimate where we have enough recorded land sales. Other counties are coming.

How we calculate

We would rather show our work than ask you to trust a number. Here is every step.

1. What land actually sold for

Recorded prices can include houses or other buildings on some tracts, and small samples swing. That is why we use the lower half of the recorded range, not the top.

2. The open-market range we use

The lower half of recorded prices for your size of tract: from the 25th percentile to the median, per acre, times your acres. Bigger tracts sell for less per acre, so we blend between size groups instead of jumping at a line. We use the lower half on purpose: a projection should not promise the best case.

3. Each way to sell

  • Cash, as it sits: 60 percent of the low end to 80 percent of the middle. A cash buyer takes on the time, the cost and the risk of making the land worth more. That’s the honest reason cash is lower, and we’d rather you know it up front.
  • Listing with a land broker: the open-market range, less about 6 percent commission and 2 percent in your closing costs, before taxes. Land often takes 6 to 18 months to sell.
  • Owner financing: 90 percent to 100 percent of the middle, with example terms of 20 percent down and 5 years at 7 percent interest. Real terms are whatever we agree to.
  • Keep part, sell the rest: the cash range for the acres you sell, figured at that smaller size.
  • Stay in the deal: no numbers. It depends on zoning, sewer or soils, and an approval nobody can promise.

4. What this tool can’t see

Your road frontage, flood zones, wetlands, soils, sewer, zoning, timber, buildings, and what’s being built nearby. Any of those can move the value a lot, either way. A free Land Snapshot looks at all of them for your parcel.

  • This is a projection based on public records. It is not an offer to buy, an appraisal, or a broker price opinion, and it should not be relied on to set a price, borrow money, or settle an estate.
  • Recorded sales can include buildings, family sales and unusual deals. We use the lower half of the range, but your land may be worth more or less.
