For about eight years I managed construction projects and flipped houses, and along the way I split a small three-acre tract into one-acre lots. That taught me what land is worth once it’s divided, and how many steps sit between a field and a lot someone can build on.
It also showed me how owners get treated. I watched people who had held property for decades take far less than it was worth, because the only folks calling were looking for a discount. I didn’t want to be one of those buyers. So I switched sides of the table: I got my license, and now I’d rather be the buyer an owner is glad they talked to, even when the answer is that they shouldn’t sell to me at all.
Today I’m a licensed North Carolina real estate broker, and I own Riggins Properties. I work with two partners: a capital partner, and a development partner who has spent decades turning raw land into neighborhoods. I find the land, talk with the owners, and run the deal; they bring the money and the know-how to take land through approvals.
