For owners and sellers

Whether you’re ready to sell, facing a loan deadline, or just want to know what your building is worth, the first step is the same: an honest read.

A free opinion of value

I walk the property, read the rent roll and the expenses, and pull the recent sales. You get a written opinion of what it’s likely worth today and why. It’s an opinion from a broker, not an appraisal, and it costs you nothing.

Options before a loan comes due

If a maturity or a rate reset is coming, I put together a one-page look at your building: what it’s likely worth, the likely gap at maturity, and the paths I see. Lease up first, refinance with outside capital for the gap, or sell on your timeline.

A quiet sale

Some owners don’t want a sign or a listing. I take the property to buyers who have bought this kind of building in the Carolinas recently, under a confidentiality agreement if you want one.

A full listing

When the best price comes from the widest market, I list it through eXp Commercial with a full offering package and national exposure to commercial buyers and brokers.

Eyes on site

Own a building from out of state? I can walk it, meet the manager and tell you what I see, so you’re not deciding from a spreadsheet alone.

What it costs

The opinion of value and the options brief are free. If you hire me to sell, the fee is set in a written agreement through eXp Commercial, LLC before any work on a sale starts, and you’ll know exactly how I’m paid. If you already have a broker, I won’t ask you to switch.
